Meadowbank redevelopment plan shelved

THE controversial redevelopment of Meadowbank Stadium is set to be put on ice indefinitely as a result of the credit crunch.
It emerged today that councillors will be asked to support delaying the project until the economic crisis has passed and the value of land goes up again. Work may have to be carried out in the meantime to keep the ageing facility "fit for purpose".

The city council had expected to bring in around £17 million through selling a third of the Meadowbank site for housing after bulldozing the existing stadium and velodrome.

The plan is to build a £25m revamped sports complex featuring a new 5000-capacity stadium, running track and indoor sports centre situated on the eastern part of the site, with the western part earmarked for hundreds of homes.

But with the credit crunch putting the squeeze on housing developers, the value of the land at Meadowbank has dropped and could no longer earn the council anywhere near £17m.

The council had originally planned to shut Meadowbank in early 2011 and construct new facilities within two years. However, it looks set to be delayed for an indefinite period of time.

Deputy council leader Steve Cardownie said today it was "impossible to predict" how long the Meadowbank redevelopment could be delayed.

He said: "Given the credit crunch and the fact that land values have dropped dramatically, it might not be the most appropriate time to try to realise the capital receipt that's predicted for the sale of part of the land.

"The principal is still firmly established that we want to replace it, but timescales have had to be reconsidered, especially for the sale of residential homes because that market has imploded.

"But we are not going to get involved in fire sales of council land that belongs to the people of this city."

He added that the council would ensure the facility is "fit for purpose" throughout any delays.

Save Meadowbank spokesman Kevin Connor said the delay would give campaigners more time to put their views forward to the council.

He added: "We certainly expected the credit crunch to have an impact on the value of the site.

If the only source of funding that the council can come up with for a sports complex is through the sale of land then there's a problem."

It emerged last month that some of the city's major public building projects could face delays after council chiefs revealed a £20m black hole in their finances.

Labour group sports spokesman Paul Godzik said: "I would recognise that it's a difficult economic time. However, there's a real need to move forward with delivering some 21st century sports facilities in Edinburgh."

Councillors will discuss the proposal next Thursday.

ohhh...
so now it belongs to the people, haha

this must be a new strange definition of the word "belong" where you are given no right to decide anything about it.

i just think this means the council will be even more secretive in its planning so it can rush it through once land sales pick up. the campaign still has it's work cut out.

It's a sad state of affairs that the only means of providing sports facilities is to sell off half of what you have to fund a smaller facility.

Rather than long-term planning and budgeting for the maintenance of Meadowbank, the Council's strategy of financing through land-sale is clearly a nonsense.

I don't remember Gordon Brown saying that the bank bailout would have to be funded by selling off half of all bank buildings (and that would amount to quite a portfolio)...
Clearly a different rule applies for the bankers as does for the public.

The provision of sports facilities should not be subject to the whims of the market. A healthy society requires health-promoting facilites; money spent on public sports facilities is an efficient use of our taxes.

I agree with what you are saying. We are told every day that we need to be taking more exercise and people (especially the kids) are getting more lardy by the day.
At the same time the fitness and sports facilities in this city are laughable (well for everyone who cannot afford membership of one of the fancy private gyms) and if you ask me the Council facilites are too expensive too.

WHat goes around comes around. I say brilliant work SMC for continuing to push the council over and over again to justify their re development plans and being a real thorn in the council's side. The credit crunch is a wonderful get out of jail card for the council. Instead of admitting they undersestimated the strenght of feeling about Meadowbank and presumed they could bulldoze thing sthrough to make money, they calim the credit crunch makes it unattractive to sell the land now.
SMC must now turn this to positive advantage and demand the invesstment that will bring the standard of sports facilities up to date within the structures currently available. We must not allow them to let Meadowbank rot.

Yes Randan, I fear you may well be correct, not just about Caltongate (which I favour continuing) but also several other 'brown sites' around the Town.

The main problem as I see it is the likelihood that the Council will end up being too short of cash to complete the dreaded/hated trams. This will result in them (and developers such as MountGrange) selling of these sites at very much reduced values to some very unscrupulous developers/overseas investors who will only build absolutely appalling rubbish in these places. The Council will be so cash-strapped that almost any developments will get the go-ahead in order to raise revenus from council & business tax.

Regarding Meadowbank, like many others, I would not wish to see it being demolished and hope that cash/support can be found to allow it to continue providing its sporting facilities to East/Middle Edinburgh.

Why?

Meadowbank serves East and Central Edinburgh, the facilities there are well used and I for one certainly can't imgine folk from the East/Centre of Town wanting to travel out to Sighthill where there is already a sports centre at Wester Hailes Community Centre for local use.

Obviously the original motivation for the sale of Meadowbank by the Council was the thought of the high price that site/land would have fetched in sale (now very much a thing of the past).

Good - now scrap the trams.

As regards finance to renovate and permanently RETAIN Meadowbank would it be too obvious to suggest transferring money from the Roads Budget to the Edinburgh Leisure budget.

Not only would this please supporters of Meadowbank but the rest of the population being driven crazy by all the roadworks would also be overjoyed.

Does anybody know how many millions have been p----d against the wall over the last 10 years on so-called traffic management/calming schemes and has anybody quantified any benefit from same?

#26. Yes. Pedestrian road casualty figures are at an all time low. Indeed no-one was killed on the roads last year. That suggests that traffic calming represents value for money.

Not really a surprise given that it's impossible to get beyond about 3mph in Edinburgh at the moment. Even an arthritic snail should be able to get out of the way quickly enough.

While I have sympathy for those who are run over by bad driving I have none whatsoever for the muppets who wander into the road without looking or while gabbing on their phone.

Traffic calming is a sledgehammer to crack a nut.
I suggest that the fact that casualties are at an all time low is more to do with the fact that most people are avoiding the city centre just now as it is a shambolic mess.
The fact that drink driving is even more socially unacceptable than in the past no doubt contributes as well.
How many have been killed this year though? I can think of at least two. Stupid speed humps didn't prevent that did they?
